IRON SWORD served as the Prime Contractor for the West Point Association of Graduates on the Design/Build Historic Restoration of Building 109 at the United States Military Academy in West Point, NY. The resulting Distinguished Visitors Quarters provide select guests of the Academy a first class hostelry with the historical flair appropriate to its setting.

The project consisted of a Full Scale Fast-Track Design/Build Historic Restoration & Renovation of the 17,000 sqft historic Building 109 inside the West Point active military base and United States Military Academy. IRON SWORD compiled and led the design-build team, including MLB Construction and EYP Architects, to complete this complex project on-time and on-budget. The scope of work included a diverse range of mechanical, electrical, and plumbing to integrate modern top-end appliances & systems and a gut overhaul of the interior to, all while keeping to the stringent requirements set by SHPA. Many of the original features of Building 109 were preserved, including the original fireplaces in the front parlors, original crown moulding, balustrades, and hardwood floors.
The West Point Association of Graduates wanted to renovate the worn Building 109 into a facility that it felt would be appropriate for the prestigious guests that frequent the Academy each year. It had quite a task on its hands--due to decades of modifications, Building 109 would need completely gutted from cellar to attic and structurally modified to become a multi-suite luxury residence. In addition, as a historic building, SHPA requirements governed the restoration and preservation of interior finishes and exterior presentation. Finally, the 17,000 sf building needed designed and completely renovated in under 7 months to be ready for spring ceremonies. Iron Sword not only coordinated the design and build teams to meet the deadline, but did so at a price much below the AOG’s pre-bid estimates.
